When a slight price correction completely changes the dynamics of a sale
Case Study
Seller
A couple who owned a family home wanted to sell quickly in order to carry out a new real estate project.
The property had been put up for sale several months earlier at a price that corresponded more to the levels observed at the peak of the market than to the current context.
There were many visits but the offers were non-existent.
The analysis of buyers' returns revealed a common point: everyone liked the house, but considered the price to be higher than the services offered, in particular because of an average DPE and a kitchen in need of modernization
.
A new strategy has been implemented:
The result was not a "miracle" sale, but a gradual resumption of interest, followed by constructive negotiations that led to an agreement satisfactory to both parties.
This situation illustrates a simple principle: in a balanced market, it is not the highest price that sells, but the most credible price.

A new strategy has been implemented:
- revision of the price positioning;
- new professional photographs;
- description refocused on the assets really sought by families;
- Better qualification of buyers before visits.
